Conversion of one flat to two separate dwellings

Conversion of a two-bedroom flat. Creation of two separate dwellings in a listed building. Our client wanted to create two cosy flats out of a large and mouldy two-bedroom flat. With our energy assessor and architect with have projected the outcome EPC’s based on different scenarios for heating, draft proofing and insulation.

Windows - Bearing in mind the heritage element UPVC triple glazed windows were not an option. I have consulted our carpenter on the possibility of building new timber frame double or triple glazed casement windows at the back of the building and secondary glazing at the front where we had to keep sash windows. Low U value timber frame double glazed windows and secondary glazing have been installed.

Insulation – we have decided to remove all ceilings and floors in order to get good access to carefully install Flexi Rockwool to maximise thermal, sound and fire barrier. In floors, we had fitted additional mesh support.

The property owner decided not to fit internal wall insulations despite our recommendation.

Heating – one property has been fitted with gas fired combi boiler with double panel radiators.

The other flat was a bit of a challenge as we didn’t have a gas supply available at the time and gas board refused to provide us with separate supply. The investor suggested standard panel radiators for the time being. Instead, we have check two different scenarios. One was to fit High Heat Retention Heaters and the other to fit Electric Combi Boiler. We have checked approximate running costs and come out with the conclusion that although HHRHs are more desirable in terms of EPC requirements, an electric combi boiler will be more efficient, cost-effective and convenient for a prospective tenant.

Technical data: 

Internal stud walling

 

100x50 SW with 12.5mm pl/b’d each side (m/resistant to bathroom) with min. 50mm min. wool inserted, with FD30 doors (12mm screwed stops with intumescent/cold smoke strips)to habitable rooms with o/head s/closers.

 

Masonry wall to stairwell

Strip out existing door & frame, infill with min, 215 plastered blockwork.

Make new opening, using 65x100 RC lintels, new 1/2 hr door (12mm screwed stops with intumescent/cold smoke strips) and frame with o//head closer

 

New window to kitchen/living room

Make new opening with 65x100 p.c. lintels, and install new high performance casement window .min. u value 1.3, with trickle vents.

 

Ceilings  – replacement where necessary

Line with foil-backed plasterboard and skim.  Insulate with 300mm Rockwool, with 100mm Celotex at low areas.  Ensure 1/2hr fire stopping between flat roof-space and stairwell roofspace.

 

Floors –

All existing.  Carry out any repairs and creat 30FD and sound protection.

 

Drainage

Install 2no Saniflo units to bathroom (one to bath & basin, one to WC), fed below the floor (50mm) to existing SVP, rebuilt with new connections.

Make 38mm connection to rebuilt SVP from new sink.

 

Ventilation

Install vented hood over hob (min 15 l/sec), to extract through wall.

Install extract fan, (min 30 l/sec), humidistat controlled, to bathroom, with 15 minute over-run.

New window to have trickle-vents.

 

Heating

Install electric combi boiler to feed rads (all with TRVs) and appliances.    All h/w pipes to be insulated.  Fit rad. reflector shields to all rads
